The importance of staging when marketing a property

Although properties are essentially “bricks and mortar”, in reality, potential buyers will be greatly influenced by the interior arrangement of the furniture, decorations and garden.

One of the best ways to stage a property is by neutralising the interior. In order to achieve this, it is important to remove the personal stamp of the seller, by removing excess clutter, furniture or personal items (such as pictures or decorations), as well as applying a neutral coat of paint. Akin to a furniture showroom, this makes it easier for the potential buyer to imagine living there.

The way you live in your house and the way you market it are two different things. For example, when selling a car, it is not good practice to leave personal items inside. For this reason, car dealerships often command a higher price than individuals for resale cars, as they are left clean, serviced and smelling like new. The same happens when you sell your house: it is important to neutralise it, to clean it, to make it sparkle.

At Golden Properties we assist our sellers and offer the possibility of house staging. Different solutions can be proposed, such as removing dated wallpaper, repainting brightly-coloured rooms with more neutral ones, adding the right furniture to empty spaces, or when already existent, replacing or rearranging furniture. Although at first sight this process may sound complicated and expensive, we can make it easy and find inexpensive alternatives which will result in a faster sale with a higher selling price.

No matter if small touches or major changes are needed, we will advise you each step of the way and tailor the best solution to market your property.
